What we collect, and why

Your account. You can sign in with Google, with Microsoft, or with a one-time code sent to your email. We store your email address, a display name (from your Google or Microsoft profile, or one you choose to give us), and an account identifier for the provider you used. That is the entire sign-up: there is no password, and we never see your Google or Microsoft credentials.

Your work in the app. Valuations, deal analyses and reports you save are stored against your account so you can return to them. A report is only visible to others if you explicitly create a share link.

Security records. We keep a sign-in and activity log that includes your IP address, kept to protect accounts and investigate abuse.

Cookies. One session cookie keeps you signed in. No advertising cookies, no third-party analytics, no tracking pixels.

What we don't do

We don't sell your personal data, and we don't use it for advertising. We share it only with the service providers described below, who process it on our instructions and for no purpose of their own. Property market figures shown in the app (sold prices, EPC records) are public data about properties, not about you.

Where your data lives

Your account and saved work are stored on servers located in the European Union, operated by our cloud hosting provider on our behalf.

We rely on a small number of service providers who handle data for us: our cloud hosting provider, and our email provider, which delivers sign-in codes and any correspondence. If you sign in with Google or Microsoft, their handling of your account with them is covered by their own privacy policies.

How long we keep it

Your account and saved work: until you delete them or ask us to. Sessions expire automatically. Security logs are kept for as long as they are needed to protect the service, then removed with your account when it is erased.

Your rights

Under UK GDPR you can ask for a copy of your data, ask us to correct it, or ask us to delete your account and everything attached to it. Email info@propertyinvestoriq.co.uk from your sign-in address and we will act within one month — deletion is usually much faster. If you signed in with Google or Microsoft, you can also revoke this app's access at any time from that account's security settings.

If you are unhappy with how we handle your data you can complain to the UK Information Commissioner's Office (ico.org.uk).

Changes

If this policy changes in a way that matters, we will note it here with a new effective date.
